One of the biggest sources of frustration in property management is confusion around maintenance.
Tenants aren’t sure what’s urgent.
Owners get surprise repair bills.
Property managers get flooded with late-night calls—many of which aren’t actually emergencies.
At Verity Property Management, we believe maintenance should be clear, structured, and predictable.
The Problem with “Everything is Urgent”
When everything is treated like an emergency:
- Costs go up (after-hours vendor pricing)
- Vendors get stretched thin
- True emergencies compete for attention
- Tenants get inconsistent service
Most importantly, it creates reactive property management.
How Verity Defines a True Emergency
We keep it simple. A maintenance emergency falls into one of two categories:
1. Safety Risk
If someone is in danger, this is an emergency.
Examples:
- Fire
- Gas leak
- Electrical hazard
- Structural collapse risk
👉 In these cases: Call 911 first
2. Active Property Damage
If damage is actively getting worse, it’s an emergency.
Examples:
- Burst pipe flooding the home
- Roof actively leaking during a storm
- Sewage backup
- Major water intrusion
👉 In these cases: Call Verity immediately
What Is NOT an Emergency
Many issues feel urgent—but aren’t causing immediate harm or damage.
Examples:
- No hot water (but no leak)
- AC not cooling (but system still running)
- Appliance failure
- Minor plumbing issues
These are important—but they can be handled during normal business hours with better planning and lower cost.
Why This Matters for Owners
Clear definitions lead to:
- Lower maintenance costs (no unnecessary after-hours charges)
- Better vendor coordination
- Fewer disruptions to tenants
- Longer asset life through smarter decision-making
Our Philosophy: Prevent, Don’t React
At Verity, our goal is simple:
The best maintenance issue is the one that never becomes an emergency.
Through proactive inspections, strong vendor relationships, and clear communication, we solve most problems before they escalate.
