Market Update: June 2026

Analysis of recent data shows a soft-but-not-uniform picture across North Texas city snapshots.

On Zillow Rental Manager’s current city pages, 

– Dallas at about $1,925 (down YoY) – Plano at $2,600 (down YoY) – Frisco at $2,990 (flat YoY) – McKinney at $2,450 (down YoY)

Renters have more negotiating power, but not all submarkets are soft in the same way. 

Official Census data put national rental vacancy at 7.3% in Q1 2026 and the South at 9.3%, while HUD’s latest regional apartment snapshots showed Dallas-Plano-Irving at 9.8% vacancy and Fort Worth-Arlington-Grapevine at 9.6%.

For owners, that is a simple story: North Texas is operating in a more competitive leasing environment than the national average.
