Leasing Criteria
Application Requirements
All occupants 18 years of age or older must complete an application and undergo screening prior to approval.
Applications may include:

Applications are reviewed using a combination of objective screening criteria and overall applicant qualifications.
Income Requirements
Applicants should generally demonstrate verifiable gross monthly income of approximately three (3) times the monthly rent.
Additional income sources may be considered, including:
- Employment income
- Self-employment income
- Retirement income
- Investment income
- Housing assistance programs
- Other verifiable lawful income sources
Additional deposits, guarantors, or other conditions may be considered in certain situations.
Credit Evaluation
Credit history is evaluated as part of the overall application review process. Factors that may be considered include:
- Payment history
- Outstanding debt obligations
- Collections
- Prior housing-related accounts
- Bankruptcy history
- Overall financial responsibility
Credit score alone may not determine approval or denial.
Rental History
Applicants may be required to provide verifiable rental or housing history.
Factors that may be considered include:
- Prior lease violations
- Outstanding balances owed to previous landlords
- History of late payments
- Property damage history
- Eviction filings or judgments
- Lease fulfillment history
Criminal Background Review
Criminal history may be evaluated on an individualized basis consistent with applicable laws and fair housing guidance.
Factors that may be considered include:
- Nature of the offense
- Severity of the offense
- Time elapsed since conviction
- Relevance to resident safety or property protection
Certain criminal histories may result in denial where permitted by law.
Occupancy Standards
Occupancy guidelines are generally based on:
- Property size
- Bedroom count
- Local health and safety standards
- Applicable legal requirements
Pet Policies
Pet policies vary by property.
When permitted, additional requirements may apply, including:
- Pet screening
- Breed or size restrictions
- Additional deposits or fees
- Vaccination documentation
Service animals and assistance animals are evaluated in accordance with applicable laws.
Application Processing
Applications are generally processed in the order received once all required documentation and fees have been submitted.
Incomplete applications may delay processing.
Submitting an application does not guarantee approval.
